Property Project Oversight and Experience

I manage high-end property renovations and unique designs, collaborating with high-net-worth clients and experienced designers in Malta and Europe. These projects demand complex solutions and meticulous coordination.

Project Types:

  • Historic Restoration: Special coordination with experts and authorities to retain culturally significant features, blending them into a cohesive vision.

  • Mid-Century Remodel: Revitalizing spaces with sophisticated mid-century designs and modern amenities, ensuring seamless transformations and enhanced value.

  • New Builds: Working with architects, clients/designers, and M&E engineers to create a custom project from a blank slate.

Steps to Success:

  • Survey & Photos: Includes inspection and feasibility study of the initial concept.

  • Designs, Plans & Permits: Managing architecture, engineering consultants, and drafting designs and plans. I’m also able to obtain the structural drawings from appointed engineers and M&E designs, drafting detailed plans to help visualize and incorporate the final design, predicting any potential problems in advance. Some of the various challenging tasks at an early planning stage that I’ve dealt with include:

    • Infrastructure and Government Institutions: Navigating planning applications, heritage regulations, and compliance with government entities.

    • Pools: Overseeing design, sourcing, and installation of stunning and functional pools.

    • Hammam Spas: Collaborating with engineers, suppliers, and designers to create luxurious spa spaces with seamless integration of soundproofing, insulation, and

  • Contracts & BOQs: Ensuring transparency with client-vendor contracts and detailed BOQs to clarify budgets and responsibilities.

  • Tendering: Vetting vendors through a structured tendering process.

  • Scheduling: Organizing regular meetings to keep projects on track.

  • Site Visits: Providing support, progress reporting, and monitoring cleanliness with detailed reports to clients, architects, and vendors.

    • Conflict Resolution: Managing conflicts with third parties to ensure smooth project progression.

    • Enforcement of Contracts: Ensuring all parties meet their obligations to safeguard the project's success.

      Additional Steps & Services:

  • Site monitoring systems and supplies organisation: setting up camera monitoring systems and organising storage systems for supplies and finishes for contractors and project supplies.

  • Testing: Obtaining and coordinating testing reports from vendors or third-party companies.

  • Client Handover: Managing final inspections and addressing any remaining issues.

    Rates and Billing:

Rates are determined after the initial inspection to understand the project parameters. Services include:

  • Drafting design

  • Sourcing materials and finishes

  • Developing BOQs and contracts

  • Managing the tendering process

  • Project management

  • Trades and installations – necessary permits, access, meetings and  facilitating coordination between various trades/ suppliers.

  • Progress reporting

Billing is done monthly with 30-60 days paid upfront to be used as termination notice of services.
